 Costa Brava is an in-fill community within the master planned community of Harbor Bay Isle in Alameda, California. Originally planned for townhomes by a previous developer, the site was replanned for single-family homes. This was particularly challenging given that the new homes had to fit the existing town home lot lines, streets and open space constraints that comprised the original townhome plan. Through innovative vision, the redesign was accomplished without reopening the City planning process saving money and time.
 The project captured the imaginations of both buyers and the City of Alameda and sold out in two years. The 201 single-family home project is built at a density of eight units per acre on the 25 acre water-oriented site.
